A new two-bedroom, two-bath guest house above the main home's garage, with 180-degree ocean views to the west and south from the living room, kitchen and balcony. On a clear day you can see from Catalina to La Jolla; the bedrooms look east over the hills.
The kitchen has high-end appliances and everything for cooking. There's a private entry, a private patio and an outdoor shower in the side yard.
The driveway is shared with the main residence and the guest house has no garage. One parking spot is yours; stairs lead up to the door.

Policies
Cancellation
- At least 30 days before check-in: full refund (all payments refunded, including reservation deposit).
- 14–29 days before check-in: we keep reservation deposit only; all other prepaid amounts refunded.
- 4–13 days before check-in: we keep reservation deposit plus 50% of base rental rate; all other prepaid amounts refunded.
- Within 3 days of check-in / no-show: no refund.
- California bookings made at least 72 hours before check-in can be cancelled within 24 hours of confirmation for a full refund.
Payments
- At booking: the $500 reservation deposit plus 50% of the stay.
- The balance is charged 30 days before check-in. Booking within 30 days? Everything is due at booking.
- The $500 deposit becomes the refundable damage deposit during the stay.
Property rules (Exhibit A)
- No smoking / vaping. Smoking or vaping is prohibited. Guest is responsible for damage or extraordinary cleaning attributable to violations, to the extent permitted by law.
- Guests and events. Only the authorized overnight rental party may stay. No events, no disruptive parties or unlawful activity.
- Noise and neighbors. Quiet hours are 10:00pm to 7:00am local time. Respect neighbors and comply with municipal nuisance restrictions.
- Care of the Property. Maintain furnishings, fixtures, and equipment in good condition. Use appliances for intended purposes; immediately report failures or maintenance issues.
- Pets. No household pets without prior written approval and a signed Pet Addendum.
- Housekeeping and linens. Daily housekeeping is not provided. Linens and towels are included. Do not remove bath towels or Property items. Beach towels: provided.
- Plumbing and disposal. Flush toilet paper only; do not flush wipes, hygiene products, litter, or other foreign items. Guest may be charged only for damage or services caused by misuse.
- Trash and recycling. Trash collection: If the stay includes a Sunday and/or Monday, cans go to the curb by 7 a.m. Monday. Recycling: Use the recycling bin; details in the arrival guide. Guest is responsible for side yard. Main-house residents (Oceanview) or the gardener (Hilltop) usually move them; if needed, take them down the driveway to the street..
- Climate, utilities, and conservation. Heating: central. Air conditioning: whole house. Use power and water responsibly; report leaks and unsafe conditions promptly.
- Departure responsibilities. Before checkout: lock the doors, take out the trash and start the dishwasher. Normal cleaning is included in the disclosed cleaning fee; extraordinary cleaning may be charged if wear and tear is above normal.
